The Challenge
City Camper’s initial plan had a projected construction cost of $60M — well beyond what the market could support or lenders would finance. The team needed to significantly reduce costs without compromising the vision and standards set for the brand.
The Approach
Fearing that all their hard work would not be realized, the project’s interior designer and landscape architect encourage their client to engage Two Trout to bring the project back to reality. Two Trout conducted a rapid, two-week forensic review of the design, program, building systems, and brand priorities.
Project Triage targeted a reduction of $20M, the analysis identifying where value could be preserved while eliminating non-essential elements. Major program components were reevaluated, building systems were redesigned for cost efficiency, elements of the layout were reimagined to improve operational efficiency, and material selections were altered comparable, but cost-effective options.
The Result
Two Trout successfully removed $20M from the budget without compromising the vision, creating a financeable pro forma. The refined project plan attracted soft brand affiliation from Hilton, ultimately strengthening the hotel’s market position and supporting ongoing capital raising.
