The Challenge
The City of Fayetteville issued a public RFP to develop a hotel aligned with its broader civic and park vision. The adjacent property owner shared the ambition to deliver the project but was required to compete through a formal selection process and secure public approval. The development would require alignment between private ownership goals and municipal priorities — design, public access, parking demands, infrastructure integration, and long-term community impact.
The Approach
Following selection, Carl served as full-service owner’s developer, guiding the project through the city approval and acquisition process. He worked closely with ownership to refine the proposal, coordinated meetings with city council members and the mayor, and navigated the public review and voting process. Key elements, including building design, layout, ingress and egress, integration with park and trail systems, public art, valet operations, and aesthetic considerations, were addressed in collaboration with municipal stakeholders. Once selected, Carl led negotiations with the city attorney to finalize contract terms and complete the purchase.
The Result
The property was successfully acquired following the public approval process. The hotel is on track to open in Summer 2028.
